– When you list your property for
sale, it is important that you listen to
the advice your Realtor has about pricing
and marketing. While it is true that pricing
and marketing are more arts than sciences,
Realtors do have a huge amount of collective
experience. We use our best judgment, we
show statistics based on comparable sales
and listings in the area, and then we give
our advice. Yet we find it not uncommon
for clients to push the listing price up,
or not allow a yard sign or an open house.
When such cases result in no activity or
no offers, the seller holds us to the results
that others who did follow our recommendations
were able to achieve. Isn't that like going
to a doctor then blaming the doctor if you
don't take the medicine and you don't get
better? To carry the analogy further, it
is akin to going to the doctor and telling
him what's wrong with you (instead of letting
him give you professional advice based upon
your symptoms), disagreeing with him about
the treatment, and then following only the
parts you like. Would you then blame him
if you didn't get well? Maybe it's because
there are no doctoral degrees in real estate,
or because it's intuitively easier for people
to understand, and therefore they feel more
at liberty to hold a differing opinion,
but the end result is the same.
It's hard
to play golf with one hand tied behind your
back, and it's hard to sell a property if
no one knows it's on the market. It's equally
difficult to attain prices over what similar
properties have brought. Of course, there
are always times when we're wrong, and we
would be ther first to admit it. But please
give us the chance to be wrong - don't tell
us that right off the bat. After all, we
are both in this together. We both want
the same thing - a quick sale at a great
price - and we are more likely to achieve
those results if we act in tandem, using
all the tools at our disposal. Here's to
working together toward achieving our mutual
goal!
